Exterior Prep Checklist

  • Colors: Because the tastes of our customers vary widely, Larson Bros Painting does not accept responsibility for satisfaction with color choices under any circumstances. We recommend choosing from color books or picking commonly used colors. Choosing a custom color may result in dissatisfaction, so please be careful when choosing colors that are not on the paint store recommended color books.
  • Sheens: Unless you prefer specific sheens for the paint, Larson Bros Painting recommends the following: Body- Flat or Low Sheen.  Doors- Semi Gloss. Trim- Low Sheen. Flat paint is easier to touch up in the future and does not reflect sunlight well so the “true” color is visible. Low Sheen paint deflects dirt a little better but does not touch up well and reflects light so the color tends to change slightly. Semi Gloss is highly reflective and is only recommended for doors.
  • Pressure wash: Please close windows and doors during the pressurewash to help prevent water leaks into your home. For homes with older windows and doors- you should place towels below windows and doors that may leak to prevent water damage inside the home. Pressure washing is meant to remove dust and debris but will not remove spiderwebs or clean stains off of the house.
  • Access: Please unlock gates, doors, etc and turn off alarms during the painting work. Move vehicles to the street and provide sufficient access to the areas being painted so we can properly coat all surfaces.
  • Landscaping: Please trim landscaping back at least 1’ from surfaces to be painted. For fragile plants or areas of great concern, please schedule a gardener to prepare the landscaping to prevent damage.
  • Pets: Please keep pets away from the job site. Larson Bros Painting does not accept responsibility for lost animals and additional charges are required for damage or messes caused by animals. Furthermore, Larson Bros Painting will not be responsible for costs related to housing animals away from the jobsite under any circumstances.
  • Spraying the Body of the house: When spraying, we typically spray one side at a time with two coats before moving on instead of moving around the entire house twice.
  • Exterior Lights: Exterior lights can be a fire hazard when masked off. If possible, please turn off all exterior lights during the paint job.
  • AC Units:  AC units must be masked off during the paint job to prevent overspray. If possible, please turn off any AC units when we are working on that side of the house so we can better mask off the unit.
  • Warranty Issues: During our paint job we will prepare failed areas as best as possible. Peeling paint and caulked cracks are two areas that we focus on, however because of weather and settling of the building areas that have peeled or cracked in the past will continue to peel or crack in the future. While we have no control over how long these areas will last, we will offer 4 free hours of non-warranty repair in the future. Please contact us if you see peeling paint or cracked caulking within 1-2 years of the completion of the paint job.
  • Porta Potties & Lifts: Most projects do not involve us renting equipment, but if a porta potty, lift or other rental item has been used on your project please be aware that we use a third party for these items. Rental companies pick up rented equipment at their convenience and we do not have control over the day they are picked up. We call in rental items on the final day of work but it may take up to 5 business days for the rental company to remove the item. The pick up day will ultimately depend on the availability of the rental company. We understand how inconvenient this can be and we appreciate your patience and understanding in these situations.
